Hinds Brook (Homefield) Subdivision - 42T-2024-10, 42CDM-2024-14
Grey County and the Town of the Blue Mountains have received complete applications for a Plan of Subdivision and Plan of Condominium application, and the Town has received complete applications for an Official Plan Amendment Application and Zoning By-Law Amendment.
The various applications would seek development permissions for the following:
- Official Plan Amendment (Town file # P3457): amend the Town’s Official Plan, to alter the designation of the subject lands from Rural to Community Living Area with site specific permissions for 376 rowhouse and back-to-back units and additional policies to provide 50% “attainable” housing, transfer to the Town hazard lands, and assign special preferred servicing status to the subject development lands;
- Zoning By-Law Amendment (Town file #P3458): rezone the lands from Rural, Hazard and Special Agriculture to:
- introduce 6 sets of site-specific zoning standards to be applicable to respective proposed “attainable” and market rate housing for both row houses
- introduce new back-to-back unit and rowhouse standards;
- revise Hazard zone boundaries; and
- assign Open Space zoning to proposed park and amenity space
- Draft Plan of Subdivision Application (County File #42T-2024-10; Town File #3459): Subdivide all proposed 376 units and create private roads, a stormwater management facility, park or amenity areas and two hazard land blocks;
- Condominium Application (County File #42CDM-2024-14; Town File #3460): Create a common elements condominium excluding hazard lands;
The residential lots would be held in either or both of a land lease and/or freehold common element condominium ownership tenure.
